What happens if my tenant doesn't pay rent?
Scraye handles rent collection and chases late payments as part of the standard service. Landlords can also opt into Rent Guarantee Cover, which covers up to 12 months of missed rent plus £50,000 in legal expenses — activating from the first missed payment with no 90-day exclusion window.
What does the referencing process involve?
Scraye conducts full tenant referencing including employment and income verification, credit check, previous landlord references and right-to-rent verification. The landlord receives a full report and approves the tenant before anything proceeds.
What is Advanced Rent and do I have to use it?
Advanced Rent is entirely optional. It lets landlords receive up to 12 months of rent as a lump sum upfront — the tenant continues paying monthly as normal. A flat fee of 8.5% applies. Funds arrive in 1–3 business days. It is not required to use the lettings service.
Is Scraye regulated?
