How do fees work?+
Our fees are transparent and success-based. They apply once an offer is agreed, signed and paid, and are then deducted monthly from the rent so landlords don’t have a large upfront bill — and our letting agents are incentivised to find the best fit for you. Tenant-find is 5% + VAT, fully managed is 10% + VAT, and BTR portfolios are priced bespokely.
How do you reference tenants?+
We thoroughly reference every tenant and share a full report with you to decide whether to proceed. The report typically covers ID, right-to-rent, credit checks, affordability and past rental references.
How much does a letting agent cost in the UK?+
Traditional high-street letting agents typically charge 8–12% + VAT for tenant-find and 12–18% + VAT for fully managed. Scraye charges 5% + VAT for tenant-find and 10% + VAT fully managed — up to 60% less than the market average.
Is 5% a good letting agent fee?+
Yes — 5% + VAT for a full tenant-find service is significantly below the UK average of 8–12%. Scraye achieves this by combining direct tenant marketing with a 4,500+ partner agent network and cutting overhead via technology.
What's the difference between tenant-find and fully managed lettings?+
Tenant-find covers marketing, viewings, referencing, contracts and compliance — you manage the property day-to-day. Fully managed adds ongoing property management: rent collection, maintenance coordination, inspections, renewals and deposit reconciliation.
How long does it take to let a property with Scraye?+
Most properties go live within 48 hours of instruction and let within 2–3 weeks, depending on location and pricing.
Do you handle deposit protection?+
Yes. Scraye protects every tenancy deposit in an approved UK scheme and offers Deposit Share, which lets tenants pay 15% while Scraye covers the other 85% — the landlord still receives the full deposit on day one.
Can Scraye act as UK guarantor for tenants?+
Yes. Scraye's UK Guarantor service can act as guarantor for students, self-employed renters, new-to-UK applicants and Universal Credit / DSS recipients, widening your pool of qualified tenants.
